What is an Emergency Repair?

Emergency repairs are issues that pose an immediate risk to health, safety, or security.

Examples of Emergency Repairs:

  • Total loss of electricity or water supply
  • Gas leak
  • Burst pipes or major water leaks
  • Complete heating failure in winter
  • Blocked toilet (if it's your only one)
  • Broken door or window locks (security risk)
  • Dangerous electrical faults
  • Roof leaks causing internal flooding

We aim to complete repairs within the following timescales:

Emergency Repairs

Within 24 hours - to make safe

Urgent Repairs

Within 5 working days

Routine Repairs

Within 28 calendar days

Your Responsibilities

As a tenant, you're responsible for some repairs and maintenance:

  • Replacing light bulbs and fluorescent tubes
  • Replacing batteries in smoke alarms (unless hard-wired)
  • Unblocking sinks and drains (if caused by misuse)
  • Minor repairs to internal doors and cupboards
  • Repairs to damage caused by you or your visitors
  • Decluttering - Removing unnecessary items
  • Bedbug removal - Treating and cleaning infested areas
  • Maintaining your garden
  • Replacing lost keys

Our Responsibilities

We're responsible for repairs to:

  • The structure and exterior of your home
  • Heating and hot water systems
  • Electrical wiring and systems
  • Plumbing and sanitary fittings
  • Kitchen units and worktops
  • Windows and external doors
  • Communal areas
